Cancellation policy

This is a working draft for review. It is not legal advice and should be reviewed by a California real-estate or short-term-rental attorney before it governs paid bookings.

We want booking with us to feel low-risk. Because a confirmed stay holds a home off the market, the timing of a cancellation matters. The terms below apply to bookings made directly with us.

Requesting and confirming a booking

A booking request does not charge you and does not hold dates until we confirm it with you. Once a stay is confirmed, the cancellation terms below take effect.

Cancellation windows

  • Full refund for cancellations made within 48 hours of confirming, as long as that is at least 14 days before check-in.
  • Cancellations 7 or more days before check-in: refund of the nightly total, less any non-refundable service costs already incurred.
  • Cancellations within 7 days of check-in: the first night is non-refundable; remaining nights are refunded.
  • No-shows and same-day cancellations: non-refundable.

Cleaning fees are refunded whenever a stay is cancelled before check-in. Taxes are always refunded on any refunded amount.

Stays booked through Airbnb, Vrbo, or Booking.com

If you booked through one of those platforms, that platform's cancellation policy for your reservation applies instead, and refunds are handled through your account there.

Changes to your dates

Need to shift your dates? Get in touch as early as you can. We will always try to move a stay rather than cancel it when our calendar allows.

Serious, documented emergencies are handled case by case with compassion. Reach out and tell us what is going on.

How to cancel

Email chris@sweetpeastays.com or reply to your booking confirmation. We will confirm your cancellation and any refund in writing.
